Transferring License/Hanging License (PMAR Notification):
New Agent- Register at PMAR.org then get us your NRDS #.
Transferring Agent- Not to worry. Your PB team will notify PMAR of your move and transfer your RMLS for you.
RMLS:
Step #1- Sign up for this service by submitting your NRDS # to your Principal Broker, and we can get you access.
Step #2- You will need to pay to get access to RMLS as well as SentriLock Services. It is billed quarterly. Lockboxes are purchased through them too.

Branding Marketing Guidelines:
Gone are the days that agents had to submit marketing material to their Principal Broker for approval. What that now means is that violations to the rules are the sole responsibility of the agent. Don’t worry though, we still have your back and want to support you to be compliant so here are some helpful links to guide you as well as a link to our general branding guidelines:

Forms:
Per Oregon Real Estate Agency's rules, documents must be submitted to the principal broker for review within 3 business days of getting them signed by all parties. Please upload to Command AND submit them continually throughout the transaction.
XBN Forms:
While these forms aren't State required they are best practice forms. Some are required to get paid. Use the link below to find and download for your use, or find them on Command itself. Under Opportunities, go to Documents; any underlined document title takes you directly to it for your reference.
Contract Forms:
Oregon REALTORS® forms are free, once you belong to the association.
OREF forms are copyrighted and cannot be shared. You'll need to create an OREF account to get your forms- they are purchased from OREF
Whichever forms library you choose (Oregon REALTORS® or OREF) : next you will need to select which platform you use Zipforms -or- Skyslope to access them and use them.
Command displays some sample forms. Under Opportunities, go to Documents, any underlined document title takes you directly to it for your reference.
Please make sure you are using the current version of all forms. Stay up to date on mid-year form changes and updates as well as in January. Documents must be current for approval.

Washington:

Manufactured Homes:
At XBN we are able to help clients buy and sell Manufactured Homes without land. Yay! They are considered personal property, not real property, so it is a different type of transaction.
Manufactured Homes Without Land
When filling in the form you’ll need to put the market center’s DCBS License/Sublicense #: MSD1033

There is no such thing as a Preliminary Title Report for manufactured homes without land. Instead, Title issues a Personal Property Search.
Because they are personal property and not real property there are no SPDs, LBP, or FIRPTA forms involved in this type of transaction- so upload in that placeholder in Command a document that says "not required since it is a Manufactured Home without Land."
Not every lender can loan on these properties, so do your research to find those that serve these types of loans.
Use the Manufactured Home Sale Agreement (Without Land) form.
These homes are in Rental Parks so clients pay a monthly fee to have the home located there. Your clients will also need to submit an application for park approval in order to live in that park, and should happen at the beginning of the transaction. The sale is completely dependent on their Park approval.
Sewer scopes can be tricky and some parks are responsible for them, but for others it is the buyer’s responsibility. Do your due diligence and reach out to the park to find out who covers what.
